You want to sell your property in Greece and want to determine the market value. What can you do? You can use a combination of different tools that makes it easier to determine the value. (på svenska, po polsku)
- The easiest way is to use free online tools. There are two that work okay depending on where in Greece you have the property. The first is homi.com.gr and the second is Ektimiseto.gr. You need to sign up to both and for the ektimisetiko.gr you have 4 valuations for free per week. But this method is generally only a starting point and may not be as precise as on-site valuations
- Another option is to engage a certified property appraiser. This method is very good when you have a complex property or if a formal appraisal is needed.
- A third way is to ask for a Comparative Market Analysis (CMA). It is provided by real estate companies. This compares your property to similar properties that have recently been sold in your area to determine a market value.
Whatever you choose, some very important factors must be considered.
- Location. This is a key factor, both regarding the surroundings and the region
- Property condition. Does the property need renovations and what kind of renovations? Is the house properly insulated or do you need to change all windows and doors?
- Does the house have central heating at all (AC units for the winter are probably not enough in most areas in Greece)?
- Are there a lot of constructions going on in the area? If so you need to think if the noise will disturb you or the road will be damaged etc
And last to remember. Different real estate agents will value the same property in different ways and also give you different market prices. Depending on what they believe are the important factors. If there is one lower value and one higher valuation the truth will probably be somewhere in between.
