To sell your house/property in Greece takes time and to reduce the time a good idea is to start assembling your documents at an early date before you put it out for sale. You can also use a lawyer to do some of the work for you.
Selling a house/property in Greece – the documents you need to prepare
- Recent topographical plan of the property (not older than May 2018). To sell your property in Greece, you need a recent topographic (no older than May 2018) diagram showing the correct measurements and borders of your property.
- The deed of the property. The deed to your property in Greece is probably registered at the local land registry, near the property. If you don’t know where to find, your lawyer in Greece can make a search at the land registry in the area of the property, using the name of the owner. The deed of the property is essential for the buyer, seller and the notary when the buyer starts the due diligence of the property.
- The Electronic property ID. The Electronic ID contains all necessary information about the property and it is a requirement for the signing of the purchase deed when you sell your property in Greece. The ID is valid for 60 days so this is made very close to the signing of the sale contract. Because if it expires before the final signing you need to reissue it again. The process of completing and submitting the Electronic ID is undertaken by an engineer who must be registered in the Registry of the Technical Chamber of Greece.
- The EPC (Energy Performance Certificate). The Energy Performance Certificate (EPC) is a legally valid document which provides the energy efficiency rating of your house. If you don’t have an EPC you can ask a building engineer to issue it and the cost is approx 300 Euro.
- Building Permit of the house/buildings. When selling your house, you must provide the building permit that was issued when the house was first built. Building permits are issued by the planning office of the prefecture and include the initial floorplans, the square meters which the owner of the property was initially allowed to build. The building permit is an important document for the engineer when you are selling your house in Greece. The engineer will take the measurements of the property and prepare all the required documents for selling the property.
- Copies of your personal ID or passport
- The latest E-9 tax form. When you sell your property, your accountant must ensure that the property is correctly
described in the E-9 form and that the property tax from previous years has been paid.

If you are familiar with how to find your E9 tax form , you can log in on myaade.gov.gr following link Applications > Tax Services > Properties > E9 Statement/ENFIA, and print it out by yourself. - Copy of your latest electricity bill and phone bill (fixed line). When you have sold the property the buyers need to change the contract for the electricity into their name. So they will need a copy of your electricity bill to know the ID of the electricity meter. And the same goes for fixed phone lines for the internet. They will need the phone number to install the internet in their names.
