In Greece, can you place a caravan/mobile home on your own plot of land without a building permit?

In Greece, can you place a caravan or motorhome on your own plot legally and without planning permission? The last 2 years have been difficult for both buyers and sellers of land in Greece. The great uncertainty about whether or not you are allowed to build drove the question to other alternative ways of living in Greece.

I own a plot of land and want to live in my own caravan. Is it legal?

Since caravans are transported and placed on the ground without construction work using building materials, for example reinforced concrete, bricks, roofs etc., many property owners believe that they can install them legally, without requiring planning permission. Many are, however unaware about that according to urban planning legislation building permit is required for the constructions that are on the plot. You always need to consult the local engineering office who will determine whether or not this is a legal project.

Under what conditions can I legally place a mobile home on my plot?

It is allowed to temporarily place a caravan that has a valid registration permit from the Ministry of Transport, has a registration number and is towed by a vehicle. The caravan can be placed on privately owned land, as long as it is not designated as an archaeological site, beach, or forest area.

Motorhomes are allowed for longer stays throughout Europe. Why not in Greece?

Because the design of the buildings takes into account living conditions, weather conditions and seismological conditions in each area. Most of the time, the motorhomes are built in northern European countries and with standards that do not apply in Greece.

I can find lots of information about mobile homes where the manufacturer says no planning permission is required?

Many suppliers on the internet advertise motorhomes that do not need planning permission. Is it true?
Indeed, there are many imported structures of this type that are even accompanied by import documents and other certificates of how they were built. But be careful! When placed on the site and connected to sewers and water supplies, they are classified as arbitrary construction and controlled by The City Planning Authority.
